Our operations span the full spectrum of the real estate industry from the residential, commercial to the management of serviced apartment, long and short term leasing service, budget and home-stay hotels. The apartments are located islandwide such as Chinatown, Katong, Joo Chiat, Serangoon , Boon Keng and various locations.

Before moving in

 
 


1. The Tenant must produce original & photocopy of documents such as Passport / NRIC / Work Permit / Student Pass / Employment Pass to prove his/her legal stay in Singapore.

2. The Tenant agrees to pay

  • the equivalent of one month rent as deposit.
  • one month rent
  • utilities bill deposit

3. Upon signing of contract, all payment must be made before issuing of room key.

4. Calculation of utilities (water and electricity) bill: Utilities bill = Basic consumption + Additional consumption Basic consumption: (Total bill cost – Additional cost) / number of occupants Additional consumption: Air-con (meter reading) + cooking + additional electrical appliances (fixed rate for both cooking & additional electrical appliances)

 
 

During occupancy

 
 


1. In case of faulty equipment during first month of stay, the Landlord (Company) will be responsible for the repairs and maintenance.

 
 


2. All tenants who do not intend to renew the lease must inform the landlord (company) in writing one month prior to the expiry of the lease.

 
 


3. All tenants who intend to renew the lease upon its expiry must do so by the 7th day of the expiring month. The renewal is subject to the acceptance of the terms and conditions by the both parties.

 
 


4. The one month deposit shall not be used to offset monthly rental.

 
 


5. Refund of Deposits:
The rental deposit shall be refundable at the end of the term after deducting damages caused by the Tenant. The utilities deposit will be refunded after finalizing of bills.

 
 


6. The Landlord has the right to bring potential tenant to view the room once the existing Tenant has indicated to terminate the Agreement.
